Kiyovu holds its value through position. It sits beside the central business district, within reach of ministries, embassies and the city's principal hotels, and its rents sit at the top of Kigali's range. Demand comes from people whose working day is in the centre: executives, diplomats, entrepreneurs and senior visitors.

The new supply is serviced and vertical. LA CASA Kiyovu and Greenland Plaza show the direction: apartments delivered with hotel-grade service, let by the night, month or year. Revised housing policy favours exactly this form, and plots in the area reward height and density.

For owners, the measure is presentation and operation. A Kiyovu tenant compares a private residence with a serviced building next door, so finish, reliability and response time set the rent. Furnished, professionally managed units sit comfortably in the upper bands.

For developers, Kiyovu suits compact, high-specification projects of twenty to ninety units. The KTN homes sold forty per cent before completion, and city-wide road and transit works continue to improve access to the centre.
