Nyamata is Bugesera's district town and lies inside the airport city's planned area. It is also one of the towns planned to take some of Kigali's growth, which makes it a candidate for people who work in the capital and want more space.
What it means for owners and developers
- Mid-range rental homes for airport, logistics and public-sector staff are the clearest need as the airport approaches opening.
- Water and heat: Bugesera is drier and warmer than the national average, and has known three droughts in twenty years. Buildings with water storage, shade and cross-ventilation will let and keep tenants more easily.
- Diligence on titles matters in a market with this many transfers.
