A Grand Prix, an airport, and the land around them
Bugesera now holds two of the largest commitments Rwanda has made. What it means for owners and developers, and where the opportunity sits.
On 13 October 2026, Formula 1 announced a ten-year agreement to race in Rwanda. The circuit will be built in Bugesera, next to the new international airport, about 40 km south of Kigali. The first race is set for the early 2030s; the date has not been announced.
The airport itself is further along. Its first phase is designed for seven to eight million passengers a year and about 150,000 tonnes of cargo, on a 4.2 km runway. Opening is now expected between 2027 and 2028, after ICAO certification. In July 2026 the airport city around it was given its own chief executive, and the government reported its master plan at 25 to 30 percent complete.
The land has moved first. Bugesera recorded 30,000 land transfers in 2025, against 5,000 in 2018, according to the National Land Authority.
What it means for owners and developers
- Hospitality comes before housing. Events and an airport bring people for days and weeks before they bring families for years. Furnished, serviced residences near Nyamata and along the Kigali road are the first demand to watch.
- Staff will need homes. An airport, a special economic zone of 335 hectares and a circuit will all need people to run them, and those people will need homes. Well-run mid-range apartments are as much part of the opportunity as villas.
- The plan decides the value. The airport city spans Rilima, Juru, Nyamata and Gashora, with zones for logistics, hospitality and housing. A plot's place in that plan matters more than its view.
- A building is only as good as the way it is run. Buildings handed over without a service charge budget, meters per unit and an owners' association set up from day one lose value quickly, wherever they stand.
A practical note
Before committing to land in Bugesera, check three things: the plot's zoning in the district's land-use plan, its title with the National Land Authority, and its access to water, power and a paved road. KERUB advises developers on how a building will be run before it is designed; the earlier that conversation happens, the less it costs.
